1. What do they have to have for it? What’s the reserve? What’s it going to bring?
These are our most commonly asked questions. Sellers want all they can get, just like buyers want to pay as little as possible. That’s human nature. The best answer is “Fair Market Value”. Reserve means that the seller has the right to reject the final offer, just like in private negotiations. We don’t know what the property will bring until the sale is over, just like you. However, as the buyer, you are in control of what you are willing to pay.

2. As a potential buyer, what do I need to bring to the sale to be prepared to buy?
Be prepared by having your financing in order. Be able to meet the terms of the sale printed in the advertisement. And, do your homework in order to establish a value of what you are willing to pay. This is accomplished by doing some simple research on the internet, looking at comparable just sold properties, and similar properties currently on the market.


3. What was the house appraised for? Has there been an inspection done? Is there a termite letter? Can I see the property before the sale?
All of these are great questions! We very seldom have the property appraised or inspected, however, you have the opportunity to have the property appraised and inspected by any number of competent professionals. Spring Cleaning Checklist


1. Let the sun in. Make any room look brighter with clean blinds and windows. Mix a solution of one part white vinegar to eight parts water, plus a drop or two of liquid dishwashing liquid, for a green window cleaner. Spray on and wipe with newspaper to avoid streaks. (Washing on a cloudy day also reduces streaking.)
Showing tip: Replace heavy drapes with lightweight shears during warmer months to give a room a brighter, lighter feel for prospective buyers.

2. Sniff out smells. Check the drip tray underneath your refrigerator and wash out any standing water from defrosting. Remove inside odors by washing the inside of the fridge with a baking soda and water solution. Boil lemon juice in your microwave and add it to your dishwasher to eliminate bad smells. Also, put the lemon rinds down the disposal. Add activated charcoal in the fridge to keep odors at bay.
Showing tip: Make the fridge smell fresh instantly with cotton balls soaked in vanilla extract or orange juice.

3. Make your bed better. Vacuum mattresses and box springs, and then rotate and flip over. Do the same for removable furniture cushions. This is also a great time to wash or dry-clean the dust ruffle and mattress pad.
Showing tip: Add new loft to a lumpy comforter by having two people vigorously shake the quilt up and down to redistribute stuffing.

4. Clean those coils. Improve energy efficiency by vacuuming grates, coils, and condensers in your furnace, stove, and refrigerator (either underneath or in back). If a vacuum won’t reach, try a rag tied to a yardstick.
Showing tip: Shut some air conditioning vents on the first floor or basement so that more air will reach and cool the second floor. Reverse the process in winter for heat vents.

5. Wash the walls. Grease, smoke, and dust can adhere to walls and make even the best decorating look dingy. Wash walls using a general-purpose cleaner with hot water. Start at the top of the wall to avoid drips and in a corner so that you wash one wall at a time. Rinse the mop head frequently in clean water. And don’t press too hard because flat latex paint won’t absorb too much water.
Showing tip: Resist the temptation to spot-clean walls since it will make the rest of the wall look dingy.

Alberto Giacometti sculpture breaks auction record



Cleveland.com LONDON -- A bronze sculpture of a man by Alberto Giacometti has sold for 65 million pounds ($104.3 million) -- making it the most expensive work of art ever sold at auction, Sotheby's auction house said.

It took just eight minutes of furious bidding Wednesday for about 10 bidders to reach the hammer price for "L'Homme Qui Marche I" (Walking Man I), which opened at 12 million pounds, Sotheby's said.

The sculpture by the 20th century Swiss artist, considered an iconic Giacometti work as well as one of the most recognizable images of modern art, was sold to an anonymous bidder by telephone, the auction house said.

Sotheby's had estimated the work would sell for between 12 to 18 million pounds.

The sale price trumped the $104.17 million paid at a 2004 New York auction for Pablo Picasso's 1905 "Boy With a Pipe (The Young Apprentice)." That painting broke the record that Vincent van Gogh had held since 1990, and its sale was the first time that the $100 million barrier was broken.

"It's a phenomenal result . . . I think the result pretty much reflects the depth of the market," Helena Newman, a specialist of Impressionist and Modern art at Sotheby's, told the BBC.

The price for the sculpture went up rapidly with keen interest from bidders calling in from Europe, Asia and the U.S., Newman said.

"L'Homme Qui Marche I," a life-size sculpture of a thin and wiry human figure standing 72 inches (183 centimeters) tall, "represents the pinnacle of Giacometti's experimentation with the human form" and is "both a humble image of an ordinary man, and a potent symbol of humanity," Sotheby's said.

The work was cast in 1961 in the artist's mature period. It is rare because it was the only cast of the walking man made during Giacometti's lifetime that has ever come to auction, Sotheby's said. It was bought by Dresdner Bank in the early 1980s.

The last time a Giacometti of comparable size was offered at auction was 20 years ago. That sculpture was sold for $6.82 million, a record for Giacometti works at the time.

How to buy at auction

HOW TO BUY AT AUCTION

Auctions are unique - in experience, in sound, in practice but are more common than some people realize. Much of our daily lives are impacted by auctions. For example, the New York Stock Exchange controls the value of stocks, livestock auctions have an impact on the cost of food products, and energy prices are determined at the Chicago Mercantile. The interest rate on money is even controlled by auctions. And, last but not least, we have all heard of eBay, where you can buy and sell almost anything! The difference between eBay and Bob Parks Auction Co. is that our auctions are live.

Many auction attendees find the experience addictive. They report that there’s nothing quite like the thrill of finding something they want and then bidding against others who want the same thing.

But you don’t have to be a seasoned auction attendee to be able to experience the thrill of auctions. Auctioneers across America are glad to welcome new bidders to their auctions. And though almost everyone has heard the old story about the person who attended an auction, scratched his nose and came home with an item he’d not intended to buy, pay no heed to that myth.

Feel free to just get your feet wet - don’t think you have to go to your first auction ready to bid. You are welcome to attend any of our auctions to get a feel for how they are conducted. Watch and listen, then move on to bidding if that makes you comfortable.

Our auctioneers will spend some time addressing commonly asked questions and explaining how the auction is going to work.

Always remember that at one of our auctions, feel free to ask a question if you don’t understand something. Our auctioneers and staff want people to continue to attend auctions, so we do all we can to encourage repeat business! Ask a question of a member of the auction team, and we will find the answer for you.

When you arrive an auction site, register for a bidder number and read the terms printed on or displayed on posters, brochures or handouts. Again, ask questions if you don’t understand a policy.

At our personal property sales, inspect the merchandise you’re interested in, as most is auctioned on an "as is, where is" basis. This means it is not guaranteed. When you buy an item, you become responsible for it. And, keep in mind that you’ll pay for the items you purchase before you leave the auction, even if you aren’t taking everything with you that day. We accept cash, check, Mastercard or Visa for your convenience.

At our real estate sales, most property is open for inspection two weeks prior to the sale by appointment or generally one hour prior to the auction. Terms vary per property, however, generally include a specified amount of earnest money and a specified closing date. These terms are in all pre-printed materials and announced day of sale.

In order to bid at an auction, you need to make contact with the auctioneer or a ringperson. A ringperson or ground man is someone who takes bids from the audience and then passes those on to the auctioneer. To bid, hold up your bid card, your hand or shout "yes." The auctioneer or ringperson will make eye contact with you, take your bid and immediately turn and seek another bid. You can remove yourself from the process at any time by shaking your head "no" or saying "no" if the auctioneer or ringperson turns your way. Should an auctioneer or ringperson misinterpret any of your signals, simply report the mistake right away.

At the conclusion of the auction make sure to take all of your items with you and pay the cashier before leaving. If your purchase involves real estate you will be asked to sign a contract and exchange earnest money.
